What is a Disability Access Certificate (DAC)?

A Disability Access Certificate (DAC) is a certificate of compliance required for certain works to ensure that they are adequately accessible and useable by all users who may enter the space.

A DAC confirms that, if the works are built in accordance with the design, they adequately meet the requirements under Part M of the Second Schedule of the Building Regulations.

Part IIIB of the Building Control (Amendment) Regulations (BCAR) sets out the requirements for, as well as processes and procedures of how to apply for a DAC.

The submission of a DAC to a Building Control Authority, where required, demonstrates how the proposed works would comply with the requirements of Part M of the Second Schedule of the Building Regulations.

A DAC, where required, has to be granted by the relevant Building Control Authority prior to a building being opened, operated or occupied and any related conditions of the Grant should be complied with.
