Part M Building Code Compliance for a large residential muti-storey development

Sandyford Central Residential Development comprises of 564 apartments over 6 distinct blocks with up to 18 stories. This scheme has a large emphasis on communal amenity spaces to include a reception, gym, co-working areas, lounges, multifunctional rooms and a panoramic rooftop lounge as well as a crèche and café. The development creates a pedestrian connection between the Stillorgan Luas stop and the existing residential and retail units in the Sandyford Business District via a new landscaped public thoroughfare.
O’Herlihy Access Consultancy (OHAC) was brought into the project at the initial stages to advise on Part M of the Second Schedule of the Building Regulations (Access and Use) which included various design reviews, workshops, and the preparation of the Disability Access Certificate (DAC) application. Once construction commenced, we acted as the Ancillary Certifiers ensuring that accessibility items were built in line with the regulations. The team at OHAC carried out site visits to assess and advise on accessibility issues during the construction phase. We also completed all the Revised Disability Access Certificates (RDAC) and continued to provide accessibility advice during the final stages of the project when any design changes were made.
