Building Control Amendment Regulations will come into operation from 1st March 2014

The amended Building Control (Amendment) Regulations 2013 (SI No. 9 of 2014) were signed by the Minister for the Environment, Community and Local Government Phil Hogan on the 16th January 2014 and will come into effect on the 1st March 2014.

The purpose of the amendment regulations is to address some of the concerns addressed by the key stakeholders in the construction industry (i.e. certification/guarantees required by certifiers) and to address some of the mistakes (i.e. 40 sq.m threshold) made in the SI No. 80 of the BCAR 2013.

The main purpose of the 2013 and 2014 Building Control (Amendment) Regulations is to strengthen the current arrangements in place for the control of building activity.

The regulations apply to all works or a building to which a Fire Safety Certificate is required; new dwellings and any extension of over 40 sq.m in a dwelling. The amended regulations will require members of the design and construction industry to inspect and sign off on buildings at various stages of their construction and on completion, indicating that they are in compliance with the appropriate Building Regulations.
